We review FEMA flood maps, local floodplain rules and lot grading before design, so finished-floor elevation, drainage swales and gutters are engineered in — not patched after the first storm.
Radiant-barrier roof decking, high-performance insulation, low-E windows and properly sized HVAC (Manual J load calculations) keep large luxury homes comfortable and efficient through long summers.
